Frequently asked questions

How is the monthly payment worked out?

With the standard amortisation formula: payment = P × r(1+r)^n ÷ ((1+r)^n − 1), where P is the amount borrowed, r the monthly rate and n the number of payments.

Does it include taxes and insurance?

No — it covers principal and interest only. Taxes, insurance and HOA fees vary by property and are added on top by your lender's estimate.

Fixed or adjustable rate?

This calculator assumes a fixed rate for the whole term. For an adjustable-rate loan, re-run it with each expected rate to see the range.

What does a bigger deposit change?

It lowers the amount borrowed, which cuts both the monthly payment and the total interest — often by more than the deposit itself.
